Hythe and Waterside - Selling

Property Selling Made Easy in Simple Steps

At Hythe and Waterside Estate Agents we are specialists in the Residential Sales Industry and take pride in our reputation for providing a professional and personal service to our Vendors and Purchasers. Our Directors and principal staff have extensive experience in this highly specialised and increasingly complex market and deal with all types of property across the Waterside area on behalf of many Vendors and Purchasers, including portfolio Investors and Companies.

Visit Hythe and Waterside

Our Contemporary office is situated in a prominent location next to Hythe Pier and is open 7 days a week. Arrange for Hythe and Waterside to visit your property to carry out a Valuation. Seek a second opinion from another Estate Agent, but make sure that you check their reputation, experience, success rates, where they advertise, professionalism and make sure that they are pro-active and have good communication skills. Check their marketing tools and brochures they produce. Photographs on brochures are vitally important, they produce viewings, and viewings produce sales. The price that the property is marketed for must be realistic and will reflect area, supply and demand, condition and saleability.

Marketing tools and accreditation

Apart from our own website www.hytheandwaterside.com Hythe and Waterside advertise in The New Forest Post, The Herald, Internet advertising on Rightmove and various other patnerships. We use eye catching digital coloured pictures within our details taken by a qualified photographer and create property brochures on the internet and within our office shop front. These are matched with our computerised database of prospective applicants. SMS Text alerts keep you informed and our Mobile Application is easy and informative for all to use. We use Facebook and Twitter which are also important Social Media sites. Hythe and Waterside are members of regulatory bodies: `The National Association of Estate Agents’ and `The Property Ombudsman’, so you have the peace of mind that you and your property are in safe hands.

Instructing an Estate Agent

Sole Agency Agreements are the best form of agreement. Sole Agency is cheaper, creates a good rapour between you and your Estate Agent and is for a fixed period. N.B. If you subsequently sell through another Agent while under a Sole Agency Agreement you may be liable to pay two fees.
Multi Agency Agreements allow you to market your property for sale with more than one agent, these usually cost a lot more and will also be for a fixed period.
Joint Agency Agreements are between two Estate Agents and usually they will share the fee when the property completes. These will also cost more than a Sole Agency and will be for a fixed period. Hythe and Waterside will discuss and arrange for you for an `EPC’ Energy Performance Certificate to be carried out.

Preparing Your Home to Sell

First Impressions really count. Look around every room in your house, your garden and your garage and note down any imperfections you might not normally see, ask your Estate Agent for advice. Spring clean, freshen paintwork, de-clutter, eradicate smells, lighten rooms, update accessories where practical, keep the lawns mowed and paths and refuse areas tidy. Consider going out for viewings, this gives the viewer time to have a good look without any pressure.

Negotiating and Agreeing 'Your Sale'

After the accompanied viewing you will receive feedback from our team and offers will be encouraged and any comments will be relayed. Our team will negotiate the best possible price for your property and advise you at every step of the negotiating process. If there are any important decisions to be made, i.e. if there is a chain, or timescale to work towards our team will advise you and help you at every stage.

Property Hunting for Your Dream Home

As soon as you are firmly under offer and your Estate Agent has checked the Purchaser has the funds to proceed, you can confidently go shopping for your new dream home!

What happens between Agreeing the Offer and Exchange?

Our team will draw up the necessary paperwork and send it out to all parties informing them of what has been agreed, liaising with Buyers/Sellers/Mortgage Brokers and Solicitors/Conveyancers right up to exchange and until completion. Our team will also be in constant contact with other interested parties in the chain when there is a chain involved. If there are any hiccups along the way our team will be the first to know and they will be there to guide you and make sure that everything goes along smoothly.

Completion of 'Your Sale'

Completion usually takes place 2 weeks after exchange, the day and date will be agreed by all parties involved before exchange goes ahead. ‘Exchanging’ literally means the exchanging of contracts and deposit monies between the Solicitors/Conveyancers. On the completion day, the Purchasers Solicitor/Conveyancer will have received the monies needed in order to complete from the Mortgage Company and they will transfer the monies to the Sellers.
